52,684 housing units sold in Spain in January 2022

The statistics of real estate transactions in Spain for January 2022 have been published.

Leaders and outsiders of the Spanish property market

According to official information, the sales of Spanish real estate grew by 31.01% in annual terms. In January 2022, 52,684 buying and selling transactions were carried out in the country.

The most significant increase in the number of transactions compared to January of 2021 happened in La Rioja (plus 60.6%), the Balearic Islands (53.5%), and the Canary Islands (47.6%). Significant growth was observed in Valencia (40.7%), Andalusia (35.9%), Madrid (32.8%), and Catalonia (24.2%).

The only drop in annual terms was registered in Navarre by 5.6%.

Mortgage transactions: 33,917

The number of mortgage loans increased by about 8,000, up to 33,917. This figure is 30.5% higher than in January of 2021.

Regions with the highest rise in mortgage transactions are La Rioja (54.8%), Asturias (51.3%), Murcia (51.1%), and Valencia (45.2%).

Other transactions: 18,767

In January 2022, 18,767 residential properties were purchased without mortgages. The share of non-mortgage transactions in total sales was 35.6%.

Primary housing sales: 9,992

In January 2022, the volume of new home sales was 9,992 units. It increased by 17.21% compared to the same month of the previous year.

Secondary housing sales: 42,692

The number of secondary real estate transactions increased by 34.73% compared to January of 2021. In total, 42,692 housing units were sold on the secondary market in the first month of 2022.

Sales to foreigners

In January of 2022, the Spanish provinces with the most interest among foreign buyers were the Balearic Islands (a growth in transactions with foreigners by 34.3% year on year), Alicante (33.5%), Santa Cruz de Tenerife (27, 6%), and Malaga (26.5%).
